What's in the lease?
How we handle a rental, in plain words. This is a summary, not the lease. We do not post the full lease online. The real lease is filled in when a unit is offered.
Pets
People always ask. Ordinary pets need written consent and a Pet Addendum. Pet rent and a nonrefundable pet fee apply to any animal kept in the unit, including an approved assistance animal, ESA, or service animal; these charges are standard for animal-related wear and damage. Those amounts are in the lease. We will tell you when you apply. Assistance animals (service or emotional support) are reviewed separately under fair housing. ESA exceptions require treating-provider documentation that will be verified. Online ESA certificates without a treating-provider relationship are not accepted alone.
Term
Always 1 year. You're responsible for rent for the full year. If you plan to move when your lease ends, give written notice 30 days before it ends. After your year is up, you can stay month to month and give written notice 30 days before you move out.
Rent
Due on the 1st. Late fee is $5 a day if rent is not received by the 1st. Returned payment is $35, plus any late fees that apply. Pay online on the QuickBooks invoice with card, bank, or PayPal. Autopay from your bank (ACH) is the easiest way and our preferred choice. Autopay works with bank or card, not PayPal. You can also drop a check or money order in the drop box at 104 N. Center Street, weekdays 8 a.m. to 4 p.m. No cash.
Security deposit
We will tell you the amount when you apply. Returned within 30 days per Pennsylvania law, less any lawful deductions.
Utilities
Heat and utilities differ by unit. See the property listing. Ask when you apply.
Occupancy
Default maximum is 4 people.
Smoking
No smoking indoors or within 20 feet of the building.
Lockouts
$35 daytime. After hours, you pay a locksmith.
