Questions we get
These homes often go to first-time renters. Here is what to expect. This is not a contract. We answer the phone and take care of the place.
Always 1 year. Pets, rent, deposit, smoking, occupancy, and lockouts are on a short summary page. We do not post the full lease online.
We give you a clean home that works, and we keep it working. You keep it clean, tell us when something is wrong, pay on time, and follow the lease. That is the deal.
Rent is due on the 1st, in full. Any past balance counts as rent due that day. If you still owe from last month, pay that plus this month's rent on the 1st. You can drop a check or money order in the drop box at 104 N. Center Street. No cash. A returned payment is $35, plus any late fees that apply.
A $5 late fee starts on the 2nd and is added each day. On the 10th we send an eviction notice. You then have 10 days to pay in full or move out. If it goes to court, you pay the attorney costs. Plan ahead. This is serious.
Only the people named on the lease. A new roommate, or a guest staying more than 14 days in a row, needs notice, an application, and our approval. Default maximum is 4 people.
Not without written approval. Dogs in some places. Cats in most. If a pet is approved, there is a nonrefundable pet deposit and monthly pet rent. We will tell you those amounts when you apply.
No smoking indoors or within 20 feet of the building.
Keep it clean and neat. Do not paint or make permanent changes without permission. You replace light bulbs and keep smoke and carbon monoxide detectors working. Common areas, laundry rooms, and walkways stay clear. Decks are for a BBQ, furniture, and small plants. Satellite dishes must be free-standing, with our approval, not attached to the building. Keep it quiet for the neighbors.
Park in designated spaces. Vehicles must run. No repairs or washing on site. Put trash in tied bags in the cans, lids closed. No furniture in the dumpster.
Call us promptly. Report mold, drips, running toilets, or moisture where it should not be within 48 hours. You handle clogs, bulbs, detector batteries, damage you or your guests cause, and mold from living conditions. Fire or flood: call 911 first, then us.
Daytime lockout, Monday through Friday, 10 a.m. to 4 p.m., is $35. After hours, you pay a locksmith. Do not change the locks.
Leases are always 1 year. Give written notice 30 days before the lease ends. The security deposit comes back within 30 days per Pennsylvania law, less any lawful deductions.
